Planning, Building, and Growing Our Town
Googong is one of Australia’s most thoughtfully planned new communities — a place that continues to grow while keeping a strong sense of connection, sustainability and local design.
Whether you’re building a new home, planning an extension, or just want to understand how development in Googong works, this page brings together the key links, guidelines and contacts you’ll need.
Understanding How Googong Is Planned
Googong is a master-planned community developed by Peet Limited and Mirvac, working in partnership with the Queanbeyan–Palerang Regional Council (QPRC).
The township is being delivered in stages, each with its own parks, facilities and amenities.
You can read more about the overall vision and the development plan on the official community website
This page outlines how Googong’s design aims to balance environmental sustainability with modern living — including water recycling, green corridors and extensive parklands.
Building a New Home
If you’re building in Googong, your home design needs to meet the estate’s covenants and design guidelines, which help maintain the overall look, feel and sustainability standards of the community.
Key resources include:
- Googong Design Guidelines and Covenants: downloadable guides and building requirements for each stage are available here.
- Googong Builders Portal: information for approved builders and contractors, including submission processes and checklists.
- Construction updates and new stages: keep track of the latest release areas and upcoming works.
Tip: Always submit your plans for approval before starting any works, including major landscaping or fencing changes.
Development Applications and Approvals
For any works that go beyond your home’s internal design — such as extensions, secondary dwellings, pools or major renovations — you’ll need to apply through the local council.
QPRC provides guidance on approvals, inspections and development controls. You can also view their Local Environmental Plan and Development Control Plans on their website.
Sustainable Building in Googong
Googong has been designed with sustainability in mind — every home connects to an advanced water recycling system, native landscaping is encouraged, and solar-ready building design is recommended.

If you’re planning to install solar panels, home batteries, or an EV charger, check with your builder or energy provider to ensure your design complies with estate guidelines.
Future Growth and Community Facilities
Googong continues to grow rapidly — with future plans including:
- A village town centre with supermarkets, cafes, and community facilities
- Additional schools, sports fields and recreation facilities
- Expansion of public transport and road links to Queanbeyan and Canberra
